How to tell if your sliding door frame is damaged.
The frame is the skeleton of your sliding door. When it fails, everything else goes with it. The door won't seal, won't lock, and sometimes won't even slide. Here in Florida, we see frame damage constantly. High humidity, driving rain, and the occasional hurricane put massive stress on door frames. Older homes in Fort Pierce and Stuart with wood frames from the 1990s are especially prone to rot at the bottom corners.
Soft or Spongy Wood
Press on the bottom corners of a wood frame. If it gives or crumbles, you've got rot. This is the most common sign.
Visible Warping or Bowing
The frame has pulled away from the wall or bowed inward. The door no longer sits square in the opening.
Water Stains Around the Frame
Discoloration on the wall or floor near the door frame. Water is getting behind or through the damaged frame.
Door Won't Lock Properly
A warped frame shifts the strike plate out of alignment. The lock won't catch or feels like it's straining.
Gaps Between Frame and Wall
Daylight or air coming through where the frame meets the wall. The frame has shifted or the mounting has failed.
Wood rot is Florida's biggest frame problem
NOAA data shows the Treasure Coast averages 54 inches of rain per year and humidity that stays above 70% most months. Water finds its way into the tiniest gaps around your door frame, and once moisture gets trapped between the frame and the wall, rot starts. We've repaired hundreds of frames in Palm City and Hobe Sound where builder-grade flashing wasn't enough to keep water out.
How we repair your sliding door frame.
Frame repair varies by material and damage type. Here's our general approach.
Inspect the Damage
We check the full frame, not just the visible damage. We probe for hidden rot, check the subfloor, and look for water damage behind the trim.
Remove the Door Panel
We lift the panel out to access the frame. On heavy impact doors from PGT or CGI, this takes two people and padded supports.
Repair and Reinforce
For wood rot, we cut out the bad section, apply wood hardener, and fill with marine-grade epoxy. For aluminum, we straighten bends and treat corrosion. We add reinforcement where needed.
Reassemble and Seal
Panel goes back in. We install new weatherstripping, apply exterior-grade sealant, and test the door for smooth operation and a tight seal.
When repair makes more sense than replacement
A new sliding door costs $1,200 to $4,500 installed. If only a section of your frame is damaged, a $199 to $599 repair is a much better value. We've saved homeowners thousands by repairing frames on Andersen, Pella, and Milgard doors that still had years of life left. We'll always tell you honestly if repair or replacement is the smarter move. Read our guide to common sliding door problems for more on making that call.
Frame Repair Pricing
* Estimated labor costs. Parts and materials may be additional. We quote the exact price before starting.
Minor wood rot repair and patching starts at $199. Major structural reinforcement, aluminum frame work, or extensive rot repair runs $400 to $599. If the frame needs complete replacement, we'll quote that separately with full transparency. Price includes parts, labor, and sealant. We confirm your exact cost before starting.
Wood rot and corrosion are the biggest threats
Treasure Coast humidity and salt air cause wood rot in wooden frames and corrosion in aluminum ones. Catching frame damage early with a targeted repair prevents the problem from spreading to the track, threshold, or glass seal, saving you from a full door replacement down the road.
